Board grants variances to allow duplexes on narrow North Jonesboro lots

Property owner and applicant Reginald Prunty told the board he planned to build two duplexes on Le Bon/Lebom lots and requested variances including reduced lot widths and multiple building setbacks. Prunty said he can place parking at the rear via an alley and that the proposed buildings meet fire-code requirements. He also noted historical lot dimensions in North Jonesboro differ from other parts of the city and that development patterns there favor narrow lots.
Board members reviewed proposed setbacks (10 feet west building, 15 feet east building, interior side setbacks and lot width reductions to 45 feet in places) and asked staff about precedent. Staff reported no calls of opposition and that the proposed structures meet code in terms of fire safety. A motion to grant the variances carried and staff will document the approvals on the site plan and move the project to permitting.
