The commission authorized a deed transfer of trustee properties from retired trustee Barb Shelton to successor trustee Hailey Smith using Preferred Land Title, which quoted $3,500 to complete the title work.
Collector/administration staff explained that three title companies were contacted and only Preferred Land Title offered to handle the transfer; Preferred's representative (an attorney) reviewed prior recorded legal documents and provided a lower quote compared with an earlier estimate that ranged much higher. Chair moved that the county proceed and pay Preferred Land Title $3,500 from the tax maintenance fund so the successor trustee can begin selling trustee properties; the motion was seconded and approved by roll call.
Staff said the transfer is time sensitive because there are about 30 prospective buyers waiting on trustee sales. Preferred Land Title's role is to compile recorded legals and prepare the deed transfer to put properties in the successor trustee's name.
