After extended discussion on parking, fenestration, wall buffers and floorplate size, the board moved to recommend approval consistent with staff recommendations but with modifications. Committee comments recorded that the board would accept the building orientation change, accept parking calculated on ITE industry standards, and accept the landscape buffer consistent with what was approved in 2021 (the prior approval did not include a brick wall).
A member cautioned the board would like to see 30% fenestration on end caps visible from Highway 50 and asked Planning & Zoning to review the floorplate variance (32,000 vs 40,040 sq ft). The motion was seconded and the board voted "aye"; the motion passed and staff will present ARB recommendations to Planning & Zoning on March 17 and to the Town Commission on March 24 for final decisions.
