Board approves blanket conditional use at 518–530 North G Street, removes several intense uses

The Planning & Zoning Board approved PZB Project 24-00500010, a Blanket Conditional Use Permit for two parcels at 518–530 North G Street owned by Eire LW G5 LLC, with conditions including a Unity of Title and removal of specified intense uses from the requested list.
Senior Community Planner Karina Maldanado explained that the blanket conditional use would permit multiple conditional uses as provided for in LDR Section 23.3-6 and that the parcels would be conditioned to have Unity of Title. Board members pressed staff and the applicant about open liens and active code cases and asked why outstanding items had not been resolved before the hearing. Staff explained that Conditions of Approval require that certain items be resolved prior to issuance of a business license; the Board Attorney added that a blanket conditional use allows tenants to obtain business licenses while resolving violations.
Dylan Brandenburg, agent for the applicant, said the property owner wants to broaden allowable tenant types in the Artisanal Industrial (AI) zoning district. He said most units are already leased, the applicant had worked for two years to resolve about 10 code violations, and that three minor auto-repair tenants currently operate without business licenses. The applicant agreed to remove several intensive uses from the requested list.
Daniel Walesky moved to approve the blanket conditional use with staff-recommended Conditions of Approval and with the following uses removed from the requested list: Indoor Motion Picture; Major & Minor Vehicular Repair; Laundry Establishment; Lawn and Garden and Tree Maintenance Services. The Board allowed the three existing minor tenants to proceed. Henry Pawski seconded and the motion passed unanimously.
Nathan Adair, a nearby resident, registered concerns about loud music, vehicular racing and parking in the street and alley trash and debris; those neighborhood concerns were noted during the hearing. Staff will monitor compliance through the business-license process and code enforcement as conditions are addressed.
