Size limits were a focal point of the discussion. Commissioners expressed concern about allowing a second full house in backyards and favored restrictions that prevent ADUs from becoming full, freestanding homes. Several options were proposed: a modest maximum (around 800 sq ft), a higher gross maximum (1,200–1,250 sq ft) paired with a cap on any single above-ground level (800 sq ft), or allowing additional gross square footage when part of it is subterranean (basement).
"I would rather have a 350-foot square-foot basement with a 350-foot ground level than a 700 sprawl on the side," one commissioner said, arguing that stacking is preferable to sprawl. The commission indicated support for a minimum unit size (350 sq ft) and asked staff to include maximum-per-level language and a gross maximum in the revised draft.
