The East Haddam Wetlands and Watercourses Commission approved application IWWC 26-5 on July 21 for an elevated deck attached to the house owned by William McHenry and Kimberly Edwards on Connecticut River Road, subject to conditions intended to limit future enclosure and to ensure documentation in the public record.
Commission discussion noted the deck sits roughly 130 feet from the river but over wetland soils, which places it under the commission’s jurisdiction. Staff and commissioners said because the deck already exists they would limit future work: the approval requires the structure remain an open deck (no roof or enclosed living space) and that any further renovations return to the commission for review. A commissioner said an approval letter with those conditions should be filed on the land records to prevent future noncompliance.
The commission also required that the owners submit detailed dimensions and a diagram with their building permit application so staff and the building official can verify what was constructed. The motion to approve with the land-records filing and dimension submittal passed with unanimous support among members present.
Next step: staff will prepare written approval reflecting the conditions and notify the property owners of the documentation they must provide.
