Commission approves rezoning near Clarksville Pike to allow modest additional housing

The Planning Commission approved a request to rezone two parcels totaling 0.75 acres near Doak Avenue from RS5 to R6a, following a staff presentation that recommended approval. Planner Ariana said the zoning change could yield a maximum of three duplex lots (up to six units) by acreage alone and noted the parcels are a five-minute walk from multiple bus routes and an all-access bus-rapid transit route on Clarksville Pike.

The applicant’s representative said the project team intends to build four detached units rather than the maximum six. A nearby resident, Robin Hill, spoke in opposition, saying the neighborhood has already seen multiple recent approvals and raising concerns about loss of green space and intermittent electrical outages she attributes to construction. Commissioners discussed neighborhood pattern and transit access, and Commissioner Marshall moved to approve staff’s recommendation; the motion carried by voice vote.
