Board members noted that the applicant submitted revised landscape pages late the afternoon of the hearing and that Zoning Official Josh Nichols recommended the second-story line of site trees be planted at 15 feet to allow growth. Town Engineer Rob Rennebaum stated that his Development Review Committee comments had been addressed and read nine standard engineering conditions into the record.
The board's approval, moved by Mary Stanton and seconded by Kevin Banks, included 10 conditions requiring compliance with Section 78-77.1 of the Town Code, prohibiting pool-dewatering discharge from leaving the site unless directed to an existing catch basin, coordination of drainage improvements among the engineer, landscape architect and contractor, grading to prevent stormwater runoff to adjacent properties, and limitations on permanent walls in a rear-yard easement. The motion passed 3-0.
The conditions require the applicant's engineer to certify final drainage and grading work and for the Town Engineer to inspect the site and verify compliance before issuance of a final certificate of occupancy.
