The Clay County Board approved a rezoning request to change a 1.033‑acre parcel at 5408 County Road 218 from commercial/professional office (BA2) to BA (neighborhood business) to accommodate a Dunkin’ Donuts with a drive‑through.
Janice Fleet (applicant, Fleet and Associates) explained the project and said it will replace an existing Dunkin’ Donuts location in a nearby BP station once completed. Staff noted the Clay Hill/Middleburg CAC and the Planning Commission both recommended approval and said the application met criteria in the staff report. The Board moved and approved the rezoning following a brief public hearing and disclosure of ex parte communications from one commissioner who had discussed the project with interested parties.
