P&Z sends 5 Sailfish Lane back for design tweaks, sets latest return by May

Ocean Ridge Planning & Zoning continued the review of the proposed home at 5 Sailfish Lane and set a time‑certain return no later than the May meeting so the architect can revise the front elevation. Town planner Corey O'Gorman said the design complies with RMM/RSF zoning and staff recommended approval with minor conditions, but several commissioners described the front massing as stark and urged articulation or additional fenestration to better fit the neighborhood.
Architect Juan Contin said the lot is higher than surrounding parcels and that the design includes significant landscape screening; he agreed to return with softened elevations after hearing repeated commissioners' objections that the façade read as "industrial" or "brutalist." Neighbor Elizabeth Sapinski Frasier said she had not been approached in advance and described concerns that the larger new house would "encroach" on the historic house next door. The board voted to continue the item with a deadline for resubmission to provide commissioners time to review revised elevations.
