Perimeter Park West's Board of Directors voted to approve an annual maintenance contract with Spray‑Tech to inspect, clean and perform minor repairs on the sprayed roofing system covering Building C. The approval followed an emergency cleanup earlier this quarter after water infiltration damaged office space.
"We had some unexpected water damage due to some roofing issues," Ann, the staff member reporting on building maintenance, said, describing a recent incident that required Stanley Steemer to dry affected offices. She said the emergency cleanup and related costs listed in completed projects were roughly in the low thousands and that the maintenance contract is intended to reduce the likelihood of abrupt, high-cost emergencies.
Staff explained the roof has a sprayed coating applied about 10 years ago that is not a full replacement; the Spray‑Tech program would provide an annual inspection for $1,970 (or $985 per inspection) and allow staff to budget for larger repairs if they surface. Board members emphasized the maintenance plan is not a guaranteed permanent fix and that a full roof replacement will likely be required in the future as buildings age.
A board member moved to approve the maintenance contract; the motion was seconded and adopted by voice vote. Staff offered to circulate any additional roofing quotes and related capital estimates by email for the other campus buildings.
