Counsel John Geary and the applicant's design team told the board the amendment to the March 2024 approval would keep the existing building at 75 Phoenix Avenue and make modest circulation and parking changes that improved the site. Troy Searns said the revised plan provides 65 parking spaces where 64 are required and reduces impervious surface by roughly 14,262 square feet.
Board members praised the streetscape and landscaping; engineering staff requested that any disturbed utility trenches on Phoenix Avenue be milled and paved as part of final restoration. The board approved the revised site plan subject to that final restoration condition.
