Natalie Thistle told the Board she was glad no decision had been made on the Lubin Studios property and said she was concerned that a proposal for 402 townhouses on a smaller footprint — and located in a floodplain, she said — would be inappropriate compared with a prior nearby development of 120 townhouses. Thistle suggested the Township pursue grant funding to buy the land for recreational use.
Mr. Bobst responded that the project is at the sketch-plan phase and outlined the approvals still required — a 45-day zoning hearing board review, conditional use and land development applications, and Pennsylvania DEP approval for fill if needed. Commissioners urged residents to participate in Zoning Hearing Board meetings as a formal avenue for raising opposition; no votes were taken on the matter during the work session.
