Resident warns Avon Town leaders after Pulte says it is under contract for nearby farmland

Adrian Panko, a resident at 1650 South County Road 450 East, addressed the Avon Board of Zoning Appeals during public comment to urge preservation of agricultural zoning after he and neighbors received letters indicating the Pulte Group is under contract on a neighboring property. "One of the great selling points to us when we were annexed into the town was that Avon's rich agricultural heritage could be maintained," Panko said, adding that he raises beef cattle and does not want medium-density single-family subdivisions in the area.
Town staff and the board clarified the proper forum for a rezoning request: rezoning applications and comprehensive-plan changes are decided by the town council with input from the planning commission. The planning commission president said the comprehensive plan was adopted at the end of 2020 and that the plan currently keeps the area agricultural; she encouraged residents to attend future planning commission and town council hearings to influence any proposed zoning changes. The board and staff directed the resident to bring rezoning concerns to the planning commission and town council rather than the Board of Zoning Appeals.
