Wetlands and stormwater pond noted; applicants to exclude pond from open-space calculations

Bridget and Henry identified areas of wetland on the parcel and pointed to stakes marking the proposed stormwater pond. Henry told the group the only wetlands delineated were in the very rear of the property and at a front corner; he added two stakes mark either end of the stormwater pond and that "the area of the pond" will be excluded when calculating open-space acreage.
Board members and residents asked clarifying questions about what portions of the field versus woodland count toward lot buildability; Hess said the interior of the loop will include three lots plus interior open space and that the pond footprint will not count toward the open-space total. Further technical delineation and any mitigation measures were not discussed during the walk and would be addressed in subsequent application materials and at the Planning Board meeting.
