On July 21 the Lancaster County Planning Commission voted 6–0 to approve the 44‑lot preliminary plat for Edgewater Phase 8 (SD20222201), including two new road names.
Staff described the phase as a roughly 15‑acre section with 4.85 acres of open space, private street maintenance, and TRC approvals. Joel Madden of True Homes said lots would be 40‑foot lots with two‑car garages and that road widths and turning radii meet county templates; he told commissioners the developer uses engineered sediment controls permitted with the state.
During public comment, residents raised concerns about drought and water supply, erosion and silt containment failures, the risk of burning cleared trees during a stage‑2 drought, and limited emergency/evacuation access. One resident shared a written exchange with water staff and asked why the county waits until later drought stages to act. Commissioners and the applicant addressed access and sediment control plans; the applicant said prior phases used burning but that all county burn regulations will be followed for this phase.
The commission amended the motion to explicitly include acceptance of the two new road names and then approved the combined motion 6–0. Commissioners requested that staff and the developer ensure that neighborhood concerns about silt control, burning practices and emergency access be addressed through implementation and inspections.
