Staff told the commission they expect an application soon for a fuel center at the City Market site and said the grocery developer intends a larger footprint than the current store. Staff noted the existing grocery footprint at roughly 72,000 square feet and that the developer is considering an expanded footprint in the 90,000–95,000 square foot range. "They'll kinda be in the cornerstone, if you will," staff said of the fuel center location, and staff emphasized the importance of maintaining grocery operations while construction proceeds.
Commissioners weighed options for access, truck delivery and parking to accommodate both commercial operations and potential housing. Several commissioners suggested a two-story or underground parking structure adjacent to the grocery that could allow housing or retail above it; staff also highlighted CDOT access constraints at one corner of the site and recommended shared delivery zones to minimize new curb cuts. The group discussed phasing (build parking first, then the grocery expansion) and the developer’s potential to underwrite parking and mixed-use components through hotel or retail partners. Staff will incorporate these logistics into future meetings as design details emerge.
