DDA schedules Elm Street open house; Council eyes parking study amid development

Downtown Development Authority Chair Suzanna Bierwirth told the council the DDA’s largest current project is replacing aging street trees and reconstructing sidewalks on Elm Street and that an open house with consultants is scheduled for Dec. 17 at Village Hall to gather public input. Bierwirth also announced DDA leadership changes (she will be Chair; Ron Zarantenello will be Treasurer starting March 2026) and reported that Patelli’s Pizza will close at the end of 2025 while the Bottle Shop remains open.
Planning Commission report: Councilmember Jones said the Planning Commission reviewed a preliminary site plan for 111 N. Elm that included a proposed hotel, bar, gym and restaurant. The Commission advised the applicant to seek a Zoning Board of Appeals parking variance because the property was rezoned to MU-2 earlier in 2025 and now triggers parking requirements that the plan does not meet, particularly no dedicated parking for a restaurant seating over 80. The DDA also proposed securing three bids for a professional parking study to evaluate current and projected parking needs in light of new development.
Why it matters: The Elm Street streetscape project and potential hotel could change parking demand and pedestrian safety in the downtown core; the DDA and village staff are seeking public input and professional analysis before committing to design choices or approvals.
