Engineer, homeowner and board approve septic repair plan for 15 Towne Road with deed-restriction review

The Littleton Board of Health voted to allow a proposed repair septic system for 15 Towne Road to proceed with several local variances and with the condition that the deed restriction permitting only two bedrooms be reviewed by town council for removal if a compliant three-bedroom system is installed. Leonard Green McCart, the applicant's engineer, told the board that a Title 5 inspection earlier this year had failed and that soil testing in April and June found limited natural soil depth, which prompted a geomat leach-field design and requests for proximity and groundwater-offset waivers.
Homeowner Raymond K. Sherman explained the deed restriction’s history and said the board had previously agreed that the restriction could be removed once a three-bedroom system was accepted. "If we could get a quorum and an agreement tonight, that's subject to the review by town council of the deed restriction and the board of health's ability to remove that deed restriction," the Chair said while outlining the board’s condition. Dr. Matt Wason and Libby Donegan supported the motion; the board approved the plan and variances by roll-call vote contingent on receipt and verification of the recorded deed language by staff and town council. The engineer agreed to revise and submit the updated plan to staff after the meeting.
