Nantasket Survey Engineering’s David Ray told the board the project will involve tearing down and rebuilding the garage, elevating and filling the basement, adding a second floor and porch, and rebuilding the garage on a slightly smaller foundation. "We're gonna elevate the house, fill the basement, and bring the house down on this new elevation so it's gonna be raised higher than it was," Ray said.
Ray explained the numeric footprint and setback changes: the existing main portion of the house is 1,035 sq ft (not being completely rebuilt), the proposed total footprint including additions is about 1,723 sq ft, lot coverage remains under the 30% maximum (proposed 29.9%), and the critical right side setback remains at 4.9 feet — the single issue triggering this appeal — while the left side changes from 8.1 to 7.9 feet. The board noted those right/left setback dimensions repeatedly and limited its review to them before approving the special permit with conditions.
