The Winter Park Board of Adjustment voted unanimously on July 21 to approve a variance allowing a 10-foot second-story side setback at 2900 Rapidan Veil for a roughly 1,000-square-foot addition above an existing garage.
Staff liaison Nick Lewis presented the application and cited lot constraints and the existing garage setback as the basis for the request, noting that staff received two letters from adjacent neighbors in support and none in opposition. Lewis told the board the proposal keeps the second floor offset from the existing 8-foot garage wall and includes no windows on the north elevation to limit impacts.
Applicant Mary Bridal summarized the family’s need for extra space and asked for approval, saying the design preserves the home’s mid-century modern character. After a short board discussion, a member moved to approve the request “as submitted,” the motion was seconded and the roll-call vote was unanimous among members present.
Board members were reminded of procedural rules: variance approvals require four affirmative votes and decisions may be appealed to the circuit court within 30 days.
