Staff described a negotiated agreement allowing Polish Homes to assign several remaining Ochoco Point expansion phases to Lennar, who would assume development responsibility for phases 6–9 and operate under recorded CC&Rs and design standards the city negotiated. Planning staff said the arrangement avoids stranded city property and accelerates homebuilding in the Ochoco Point area.
Representatives from Polish Homes and Lennar told council they intend to mirror Ochoco Point architectural and landscaping standards and to engage a third-party HOA manager during transition. "It's our intent to mimic what's in the Ochoco Point community, both from... colors and landscaping and fencing styles," said a developer representative. Council moved and approved the resolution authorizing the assignment by unanimous vote.
