Planning board recommends approval of Ardisia final plat phases 3–4

The Planning & Zoning Board recommended that the City Commission approve the final plat and construction documents for Ardisia (formerly Shell Point) phases 3 and 4 on Sept. 8. Planning staff reported the PUD (approved in 2018) allowed a maximum of 745 single‑family units; staff noted the developer trimmed total units and the current final phases bring the cumulative number well under that cap. Staff recommended approval after independent plat review was initiated.
Applicant representative Glenn Storch said the project complies with the comprehensive plan, the PUD and land development code, and noted the team had dedicated right‑of‑way for Williamson Boulevard and negotiated property needed for future interchange work. Joe Blueback, representing the Venetian Bay Homeowners Coalition, urged caution on continued development west of I‑95 because of existing stormwater flooding in the area. The board voted to recommend approval on a unanimous roll call.
Next steps: the recommendation will be forwarded to the City Commission for final action and recordation; staff said an independent survey review will be completed prior to commission action.
