Community Development Director Eldon Gibb presented the conditional use permit for a commercial project at 912 West Red Cliffs Drive, describing two new retail buildings and a restaurant on a 1.98-acre parcel currently zoned C2. The proposed larger retail building is about 13,500 square feet and the applicant requested reductions to required setbacks (staff supports the request) and will provide a shared access agreement to improve circulation.
Gibb said the proposed development requires 187 parking spaces by code and is proposing 117 (including 16 compact stalls); the planning commission reviewed the item on July 15 and unanimously recommended approval as conditioned. Council voted to approve the conditional use permit (CD-26-05) with the findings and conditions outlined by staff; the motion carried 5'0 on the roll call.
