The Common Council voted to rezone roughly 22.196 acres to RS-3 with a planned unit development overlay for the Winterberry Reserve subdivision, a proposal from Veridian Homes that includes smaller 40'45-foot interior lots with alley-access garages and larger lots at the perimeter.
Planning staff described how the subdivision provides a buffer between new nearby apartment construction and existing single-family neighborhoods, with architectural standards and alleyways to reduce driveway impacts. "They're gonna have lots that are only 40 to 45 feet wide in this area, and they will be served then by alleyways," staff said, and noted prototype houses averaging about 1,800 square feet for the smaller lots.
Supporters, including Alder Helen Slavin, said the plan adds entry-level housing options. Alderman Eric Payne expressed concerns about fit and parking for modern pickup trucks, saying his truck "would be hanging out in the road at 18 feet." After discussion the council approved the rezoning on roll call; the clerk announced the motion passed 12 to 1.
