Eric Long presented RG Architects P.A.'s fee proposal to redesign two aging gatehouses at Pelican Sound. The project focuses on a facelift (not demolition) and includes addressing low‑clearance impacts—the main gate has been struck 12 times this year—and updating elevations and permits. Mr. Long said the RG team previously worked on the River Club, Racquet Center and Golf Club complexes and can provide 3D renderings.
Board discussion covered zoning, whether original construction drawings exist, the need for a new elevation certificate and the potential for monuments coordination. Staff proposed booking the $62,500 as a reimbursable up‑front deferred cost to be invoiced when the CDD issues financing, allowing design and permitting to begin (12–18 months estimate) without delay.
Mr. Pires suggested authorizing Bowman to retain RG as a subconsultant under standard Bowman terms and to authorize the Chair to execute documents after review by District Counsel and the District Manager. On motion by Mr. Blumenthal and seconded by Mr. Mountford, "with all in favor," the board approved authorizing Bowman to retain RG Architects, P.A. and authorized the Chair to execute documents as appropriate. Mr. Long will lead the project and Mr. Blumenthal will serve as the board liaison.
