Resident urges HOA and CDD help after water intrusion and floor damage

Lynda Sorensen told the River Ridge Community Development District on Oct. 22 that moisture and ponding at the back of her home at 27123 Sound Way led to concrete slab moisture and buckled master bedroom flooring. Inspections reportedly found no under‑slab plumbing or HVAC leak and identified a floor warranty issue; a leak‑detection specialist measured very high moisture levels in the slab and under the floor.
Sorensen described standing water at the back of her unit and said a foundation specialist recommended adding perimeter drain tiles and 5‑ to 10‑foot downspout extensions to move roof runoff away from the building. She told the board she "needs help to get the downspouts farther from the home, and to install the drain tiles" and asked the CDD and the homeowners association to work together on a solution. Chair Bob Schultz said drain tiles are most likely an HOA matter but that ponding could be addressed by River Ridge where appropriate; Mrs. Adams reiterated that drain tiles are an HOA responsibility.
District Engineer Charlie Krebs noted the area was originally preserved by zoning and that, after rezoning, the land became Club property and is not part of the regional water‑management system. Staff and the resident discussed a nearby golf course drainage map and that some underground downspouts can be submerged when the ponding is severe. Sorensen said she appreciates the opportunity to inform the board and hopes the CDD, HOA and golf course can identify "something innovative" to help.
The board did not approve any immediate work at the meeting; staff agreed to continue reviewing the situation and coordinate with neighborhood leadership and relevant contractors as appropriate.
