The Task Force agreed to pair Redfin home-price data with local rental data to produce affordability illustrations for Port Chester. Monica Fonseca committed to working with Planning Director Greg Cutler to analyze Redfin and Census inputs and calculate required incomes for both home purchases and rentals; Kathy Pandekakes said rental information might also be available from workshops run by Arley Arno.
Members flagged concerns about the rental figures Chairman Edwards presented from Zillow, RentCafe and the Census and agreed to verify actual rental rates locally. Vice Chair Aldo Vitagliano suggested contacting the assessor's office; Kathy recommended consulting a realtor. The group decided to use a range of numbers to reflect differing housing quality and conditions in Port Chester.
