Planning commission approves Farmer Boys drive‑through at Beaumont Avenue and Oak Valley Parkway

Katie Jensen, planning staff, presented the conditional use permit application (CUP 2025‑0013) submitted on 11/12/2025 by Farmer Boys to establish a drive‑through restaurant in the Commercial Neighborhood zone at the northwest corner of Beaumont Avenue and Oak Valley Parkway. "The development includes a 2,700 square foot restaurant with an approximately 100 square foot outdoor patio area, associated parking, drive through circulation, pedestrian walkways, and utility improvements," Jensen said, and added staff recommends approval subject to conditions and preparation of a notice of exemption for filing with the Riverside County Clerk/Recorder.
The chair asked for clarification about phasing; staff confirmed Phase 1 (frontage improvements along Beaumont Avenue and Oak Valley) must be completed prior to issuance of a certificate of occupancy. The commission opened and closed the public hearing with no public comments, then moved to approve CUP 2025‑0013. Roll call votes recorded affirmative responses from Commissioners Southard, Cooley, Copeland and Vice Chair Cueva and the motion passed.
