The applicant's representative presented the engineering review for the bridge that would provide access to the proposed 8‑lot subdivision and told the planning commission the structural engineers rated the bridge as able to carry the TDOT legal load.
“They reported the bridge as structurally sound and sufficient to safely support loads up to the TDOT legal limit of 80,000 pounds,” the applicant's representative said, and noted the engineer qualified that rating as reflecting the conditions observed during the inspection. The representative said the civil plans have been reviewed by Bradley County and that preliminary plat approval has been obtained. The proposal includes a 20‑foot post drive and a generally 24‑foot entrance, and two lots will front Lauderdale Memorial Highway.
Addressing inspection and maintenance, the applicant said the owner will assume ownership and maintenance through an HOA and has agreed to a hold‑harmless agreement requested by the county roads department; the HOA would contract with licensed professionals for routine inspections and any needed repairs. The commission nevertheless voted to decline the requested width variance, citing long‑term inspection and safety uncertainties.
