City planner Michelle Castilla presented a zone‑map amendment request to change the designation from NC Neighborhood Commercial to SU Special Use to permit neighborhood commercial uses plus an indoor soccer facility on about 1.91 acres. Castilla told the board the site plan conforms to chapter 154.43, the building height at 30 feet 2 inches meets the Golf Course Road corridor plan maximum of 32 feet, and the plan provides 13,353 square feet of landscaping — more than the minimum requirement.
After the presentation the board moved and voted to recommend approval to the governing body with findings and conditions. The board’s vote followed a staff recommendation that the amendment and the attached site plan meet the municipal code standards for rezoning and site‑plan review.
