The Basehor Planning Commission voted 6-1 to approve the preliminary plat for Pinehurst Ridge, a proposal to develop 136 residential lots under R-2 zoning. Staff described significant easements on the site — including a gas line, overhead power line and a floodplain that provides a buffer to neighboring subdivisions — and said sanitary sewer extension plans are being negotiated with the developer and will be finalized before any construction begins.
Alex Van Dyke explained the property will connect to city sanitary sewer near 166th and State Avenue and that the developer and staff are discussing whether to upsize the existing lift station rather than build a new one. "The developer and staff are currently in discussions about what that sanitary sewer extension looks like," Van Dyke said. Commissioners asked about tree retention in riparian areas and whether the property's floodplain would be disturbed; Van Dyke noted floodplain disturbance requires FEMA permits and the application shows detention basins intended to minimize runoff impacts to Hog Creek. Commission discussion also covered whether lots could be split later to create duplexes; staff said lot sizes make that unlikely and any change would require returning to the commission. The commission approved the preliminary plat with one dissenting vote.
