The Basehor Planning Commission voted to approve the final plat for Golden Valley Estates, a first-phase development of 76 single-family lots that will provide two access points from 156th Terrace and Glenwood Drive and dedicate a tract for future parkland and trails.
Alex Van Dyke presented the final plat and said Tract A will be dedicated to the city for future parkland but the homeowners association will be responsible for maintaining the detention area there. "This phase encompasses 76 lots, all single family and meeting the minimum R-1 lot size and setback standards," Van Dyke said. He told commissioners that staff is reviewing construction documents and that no overarching stormwater or floodplain issues were identified on the submitted plans.
Commissioners asked whether the city had coordinated with Leavenworth County (which maintains some connecting roadways); Van Dyke said the applicant is responsible for county approvals for access to county roads and the county will advise if traffic studies or improvements are required. The commission approved the final plat 7-0.
The developer will proceed to construction-document review and permitting; staff said specific construction and maintenance obligations will be clarified during those later stages.
