The Midvale Planning & Zoning Commission on Aug. 14 voted to forward the Jordan Bluffs Phase 3 large‑scale master plan to the City Council with the findings in the staff report. Vice Chair Robyn Anderson moved the recommendation; the motion passed unanimously.
Adam Langford, representing Wasatch Residential Group, told commissioners the project returns to an earlier building design that the team believes fits the area. Staff said the proposal complies with previously recorded development agreements and that the applicable review departments (planning, fire, public works) had reviewed the plan. Elizabeth Arnold, senior planner, answered questions about setbacks and confirmed the development is an allowed use in the zone.
During public comment, Sally Smith asked about the project’s location and expressed concern about the number of parking stalls and entrances and exits; Langford responded that garages are included in the mandatory parking counts and said all parking standards were met. Commissioners asked staff to confirm whether garages counted toward mandatory parking requirements and clarified administrative versus legislative aspects of the review. The commission’s recommendation to council carries the staff findings and will be considered by the City Council in a later hearing.
