The Town of Ballston Zoning Board of Appeals voted July 1 to grant two area variances for a shed at 3 Sharon Lane (ZBA2026-005), reducing the required side-yard setback from 20 feet to 5 feet and the rear-yard setback from 30 feet to 5 feet. Acting Chair Patrick Whitton moved the motion and Mr. Steve Merchant seconded; the board carried the motion with the notation 'All in favor.'
Property owner Kyle Collins told the board there were no changes to the proposal since his last appearance. Neighbor Nick Collins, who said he is both the applicant’s father and a member of the Wilton ZBA, spoke in support and described site constraints, saying the "backyard is almost non-existent" and that storm drains cause flooding near the proposed location. Andrew Clark, the board attorney, read the statutory factors for area-variance consideration before the board approved the relief. The board record shows the DEC had recommended the proposed location of the shed.
