Staff said the property is roughly nine acres and would involve new construction valued at about $26.2 million in real and personal property improvements; total project development costs were stated as approximately $53.7 million with Brownfield-eligible activities around $5.1 million and a proposed 24-year tax-capture horizon.
Developers and company founders (Teddy Amen and Steve Aimen of Profile Films) described the company’s history, its food-packaging film products, and that the expansion would add capacity and roughly 55 new jobs. Staff noted contamination on the site from previous industrial uses; demolition and abatement costs (about $2.3 million) were described as not included in the Brownfield request. Commissioners discussed environmental remediation approaches and the project’s inclusion plan and tax-exemption details. The commission referred the matter to the Committee of the Whole for further review rather than taking final action at this meeting.
