Commission recommends approval of Novell subdivision plan, forwards zoning and map changes to city council

The Planning Commission recommended approval of a five‑part application to allow the Novell residential project generally southwest of Villanova and Las Vegas Boulevard in West Henderson. Staff recommended approval, saying the proposed single‑family subdivision was compatible with surrounding uses and included pedestrian connectivity, enhanced open space and infrastructure improvements to justify requested waivers. Staff reported six letters in support and none in opposition.
Applicant representatives Tom Amick and John Marciano told the commission they worked with staff to address tentative‑map and waiver issues and added sidewalks and increased open space to the plan. ‘‘We added some sidewalks and increased the open space things that they were looking for,’’ Amick said. The commission voted to recommend approval and will forward the item and associated CPA and zone‑change requests to the City Council for final action on July 21.
