Staff introduced a text amendment to allow applicants to request special exceptions for accessory buildings larger than the current 500 square‑foot allowance — up to 1,600 square feet — on a vacant lot without a principal structure, so long as the accessory building is located within 100 feet (lot line to lot line) of a principal dwelling and a deed restriction is recorded.
Commissioners asked staff how many parcels might be affected and whether the measure penalizes properties on the other side of a road that cannot be consolidated through deed consolidation. Staff said they could not determine how many parcels would be affected and that the change was intended to allow practical, larger storage structures on constrained parcels. One commissioner said the proposed square footage was too large and declined to sponsor the amendment as written, but no formal vote was taken at introduction.
