The Davison County Board of Adjustment on June 9 approved a variance requested by Bryan and Cynthia Dixon to subdivide a parcel legally described as Lot B in the northwest quarter of Section 25, T103N, R61W. The board voted 5-0 to allow lot sizes and widths smaller than the Agricultural Residential District's 25-acre and 150-foot minimums, as recommended by the Planning Commission.
According to the application materials presented to the board, the request would create two lots with lot sizes described in the record as approximately 1 acre each from a +/-24-acre parcel and lot widths of approximately 145.20 feet where 150 feet is required. The board's motion to approve the variance was moved by board member Nebelsick and seconded by board member Kiner; the roll call vote (Claggett, Kiner, Nebelsick, Blaalid and Chair Reider) was all aye and the motion carried 5-0. The Planning Commission recommendation and the application timeline (application received May 15, 2026; notices published May 23 and May 30, 2026; signs posted May 22, 2026) were entered into the record.
The variance was granted pursuant to section 4:07 and consideration under section 12:06(b) of the Davison County Zoning Ordinance (as adopted April 1, 1998, and subsequently amended). The board record does not include additional conditions attached to the Dixon variance in the minutes. The board adjourned at 9:40 a.m.
