Heritage Pines CDD adopts proposed FY2026 budget, schedules July public hearing

The Heritage Pines Community Development District on April 15 adopted Resolution 2025-03 approving a proposed Operation & Maintenance budget for fiscal year 2025/2026 and set a public hearing for July 15, 2025 at 2:00 p.m. in the Heritage Pines Country Club Meeting Room.
District Manager Chuck Adams said the proposed FY2026 budget is similar to last year’s plan but reflects line-item adjustments that result in “a reduction of approximately $4,000 in appropriations compared to Fiscal Year 2025,” and that the O&M assessment is projected to decrease by $2.88 per unit year-over-year. The board adopted the resolution by unanimous motion (moved by Arthur Rhodes, seconded by Carol Vaughan).
Adoption of the proposed budget triggers statutorily required transmittal, posting and publication steps ahead of the July public hearing, Mr. Adams said; the hearing will decide final adoption of the budget and any related assessments. Residents and property owners who wish to comment will have the opportunity at that July hearing. The board’s formal action on April 15 was limited to approving the proposed budget and scheduling the hearing, not to adopting final assessment rates.
