Dawson County Planning Commission approves minutes, agenda and three zoning items; forwards rezoning to Board

The Dawson County Planning Commission convened Jan. 20, 2026 at 6:00 p.m. at the Dawson County Government Center and completed routine business and three zoning matters. Chairman Jason Hamby led the session; members present included John Maloney, Neil Hornsey and Steve Sanvi. Staff present included Zoning Administrator Leah Prichard, Planning Manager Richard Batten and Community Development Director Richard Osborne.
The commission approved the Dec. 16, 2025 minutes and the meeting agenda by 4-0 votes (motion to approve minutes and agenda recorded as Hornsey/Sanvi). The body then considered three zoning items: VA 25-26 (front setback variance at 619 Valley Drive), VA 25-27 (rear setback reductions for a deck and pool at 839 Night Fire Drive), and ZA 25-11 (rezoning 5.25 acres on Highway 9 South to Rural Business and approval of a special use for outdoor parking). The two variances were approved by 3-0 votes; the rezoning and special-use request was recommended to the Board of Commissioners by a 3-0 vote.
Chairman Jason Hamby reminded those present of the hearing rules, noting in part that "Each individual wishing to address the Board will be allotted three (3) minutes" and described the public-comment order and disclosure requirements. The meeting was adjourned at 6:30 p.m.
