During the public comment period, Oak Run resident Lynde Sorensen described water intrusion damage to her home's slab, including buckling of the master bedroom's wood flooring and elevated moisture readings under the floor and concrete slab. Inspections reportedly found no plumbing or HVAC leaks and identified a floor-warranty issue; a leak-detection specialist measured very high moisture levels. She asked the Board to help the HOA find a solution, including installing perimeter drain tiles and 5'–10' downspout extensions to move roof water away from the unit.
Board members and staff discussed the likely causes and responsibilities: Mr. Schultz said ponding might be addressed by River Ridge but that drain tiles are likely an HOA matter; Mrs. Adams reiterated that drain tiles are an HOA responsibility. Charlie Krebs added that the subject location was originally an indigenous preserve and not part of the water management system until rezoning, which affects available drainage infrastructure. The matter remains unresolved and the resident asked the CDD and HOA to pursue innovative solutions.
