The Cumberland Plan Commission on July 22 voted to recommend PUD2026-02 (Lansing Woods South) to the Town Council with a set of staff conditions and additional commitments from the developer. The rezoning would allow roughly 54 acres to be developed into 136 detached single-family lots (84 lots at 55-foot width, 52 at 40-foot width) with a gross density of about 2.52 units per acre and a park to be dedicated around the existing on‑site pond.
Planning staff summarized the proposal and recommended a favorable recommendation with additions: Hancock County Drainage Board approval, updated trail standards to meet Cumberland trail specifications, exhibit and PUD text edits, and clarification of open-space commitments. Staff noted the PUD’s proposed open-space minimum (20%) differs from the town ordinance requirement (25%) and highlighted trail connectivity to regional systems. Tony of Arbor Homes described product types and agreed to several commitments during public discussion, including matching architectural features for 18 additional adjacent homes, consideration of a thicker vinyl siding gauge in visible lots, HOA-maintained street trees and pond aeration options.
Public commenters raised concerns about buffers and easements, stormwater/drainage, the condition of an on‑site pond (noting it previously contained concrete related to I‑70 clean-fill), and narrow County Road 150 North affecting school buses. The developer said detailed engineering (including any regulated-drain rerouting) would follow rezoning approval and that a primary plat would be filed in roughly 4–6 months with engineering specifics. The commission’s motion to recommend the PUD to council carried by voice vote.
