Planning professional warns board about code limits, driveway and impervious surface requirements

Ellen Miramontes told the board that in the district a private garage is typically limited to about 32 by 24 feet and a shed to 12 by 12 feet. She said the applicant's proposed building plus a shipping container would amount to roughly triple the allowed accessory area and that the code requires a driveway meeting setback and impervious coverage rules to access a private garage. "If you were to allow...doubling the size of the garage and the shipping container, that would be 3 times the size," she said, and she urged the board to consider stormwater and impervious impacts as part of any determination.
The board discussed whether the current driveway configuration would meet the requirement and whether the applicant would need separate relief for impervious surface; Arthur said stone currently reaches about 80% of the way back and he might pave the remainder depending on impervious limits. The board left technical determinations about impervious area and stormwater controls to the township engineer as conditions in the motion required stormwater management and maintenance be installed per that office.
