Planning Commission approves preliminary subdivision for 117-unit project at 350 W California Drive

At its April 9 meeting the Midvale Planning & Zoning Commission approved a preliminary subdivision for a 117-unit townhome project at 350 W California Drive.
Staff said the application complies with Midvale City Municipal Code Chapter 16.02 and TOD development standards and that the Development Review Committee (Planning, Engineering, Public Works, Legal, Unified Fire Authority, Building Official) had reviewed the proposal. The recommendation cited compliance with subdivision procedures and development standards. Commissioner Michael Edwards moved approval and Vice Chair Candice Erickson seconded; the roll-call vote was unanimous.
During the public hearing residents raised similar concerns as during the Conditional Use Permit item, including traffic, pest control and on-street parking enforcement. Resident Lorraine Butler asked whether lots were being pre-sold; applicant representative Paul Ranstrom stated there is a waiting list but that no one is under contract while city approvals are pending. The Commission noted that final permits and any required agency approvals are still needed before lots can be sold.
