City unveils strategy guide for Southeast Redmond industrial center; low vacancy and power constraints flagged

Planning and economic-development staff presented a market study and strategy guide for the Southeast Redmond Manufacturing and Industrial Center (SEMIC), an area the city expects to support roughly 2,600 jobs by 2050 under Redmond 2050. Lauren Alpert summarized the study's findings and noted a current vacancy rate of about 3.6%, well below typical healthy vacancy ranges, and a mismatch between the flexible spaces available and the types of flexible-space demand identified by stakeholders.
Economic development manager Philly Marsh said the strategy guide identifies short-, medium-, and long-term actions to support industrial retention and recruitment. Areas of focus include cluster diversification (advanced manufacturing, robotics, aerospace), site-readiness investments, coordinated infrastructure planning (notably power capacity with Puget Sound Energy), and funding mechanisms such as partnerships and possible city-owned parcel leasing to support small manufacturers. Staff said they will return with docket items and program updates for council review in the coming months.
