Carlin council grants variance allowing pole barn at 718 Elm St

The Carlin City Council unanimously approved a variance request that will allow resident Kade Waggoner to locate a new pole barn five feet from the rear property line at 718 Elm Street (parcel 002-029-008).
Waggoner asked the council for relief from the city's current 7.5-foot easement requirement so he could position the structure to maintain space between his shop and house. "I needed the variance to construct the pole barn four feet from the rear property line to maintain adequate space between my shop and house," Waggoner said during the meeting.
Vice Mayor Margaret Johnston reported that the building inspector, Anna, had "no objections" to the request and noted an upcoming Title III code change would reduce the required easement to five feet. Councilmember Lyndsie Whigham said she supported the request given the lot's configuration and absence of structures behind the property. Mayor Dana Holbrook indicated he favored allowing a five-foot easement.
Cameron Kinney moved to approve the variance with the condition the structure be no closer than five feet from the property line; Denise Taylor seconded. Vice Mayor Johnston called the vote and the motion passed unanimously, with all five council members voting in favor.
Next steps: the variance is approved as passed on Oct. 23, 2024, and the applicant may proceed with required permitting.
