During its July 23 meeting the Planning & Zoning Commission reviewed a prioritized list of zoning regulation topics to address through the remainder of the year. The Chair said the list groups state-mandated updates (like those to implement Public Act 25‑1), residential and commercial definitions, technical standards and procedure clarifications, and highlighted items to expedite: traffic mitigation zones, TCD (Town Center District) alignment with the Plan of Conservation and Development (POCD), and aquifer protection standards.
Commissioners emphasized the need for data before approving structural changes that affect capacity and services. Members requested that the WPCA (sewer authority) provide permit/flow data and that staff compile a list of approved-but-not-built permits to show committed capacity. They also asked staff to pull GIS flyover contours to compare historical topography and to calculate TCD acreage for traffic mitigation thresholds. Several members framed this as a timing issue because an existing multifamily moratorium ends in December and applicants may seek approvals when it expires.
