Corey told the commission one amendment would apply the RPH6 townhome standards more broadly so that townhomes permitted by right in GR1/GR2/LI districts have explicit administrative standards rather than rules written for single-family lots. "So it's not like they have to come to a public hearing to build a townhome or 2 townhomes," Corey said, emphasizing that the change does not alter allowable density in a zoning district but clarifies standards and supports infill.
He said staff consulted a developer and planning commission feedback, and that applying the RPH6 conditions (for example, no more than six units per building and interior shared-wall setback rules) would make townhome construction clearer for applicants and easier to administer. The commission did not modify the townhome portion of the packet and agreed the language change to STR/ADU sections should be finalized before council review.
