A county staff reviewer told the commission July 23 that, under design standards, only three tax parcels may use the existing private easement serving the Little Lake Minor Subdivision and that the final recorded plat must explicitly show those parcels.
The reviewer said the plat should also identify the responsible parties for maintenance of the shared driveway — plowing, pothole repairs and similar tasks — to avoid future disputes if the property passes out of the current family ownership. The reviewer added that, if the drive were ever dedicated as a public roadway the county would require a turnaround for emergency vehicles and suggested leaving room for a turning area now even though no dedication is proposed.
The commission approved the replat on the condition that required easement and maintenance language be included on the recorded plat and that applicants provide the survey originals for signing and recording. The requirement is intended to clarify long‑term responsibilities for access and maintenance for future owners.
